Last week, participants of the Owner Manager Programme (OMP) at Strathmore University Business School returned to campus for the third module, which featured a special guest panel session with the leadership of Heri Homes in celebration of their 50th anniversary. Also invite to the event were alumni of the Owner Manager Programme from previous years.
Why Heri Homes? Heri stands out as a successful business case study that Owner Managers can learn from. Heri Homes started in 1974 as a modest residential venture. What began as a small initiative by a group of visionary investors has since evolved into a leading real estate investment powerhouse, embodying a legacy of vision, growth, and innovation within the industry.
The story of Heri Homes is deeply rooted in the forward-thinking mindset of its founders, who initially invested in DT Dobie. Their ambition and strategic foresight laid the groundwork for Heri’s transformation into a key player in the real estate sector. Over the decades, the company’s growth has been a testament to the founders’ ability to craft and execute a long-term vision that has withstood the test of time.
As Heri expanded, the next generation of its founders took over, forming Black Africa Investors. This new leadership not only continued operations but also revitalized Heri Homes by leading significant renovations and expansions. Their efforts ensured that Heri remains a thriving entity, capable of adapting to the ever-changing real estate landscape while staying true to its foundational principles.
During the panel session, several key factors contributing to Heri’s sustained growth and success over the past 50 years were highlighted:
- Effective leadership and management as pillars of growth. The success of Heri Homes underscores the critical importance of effective leadership and management. As Kibby Kariithi, one of the company’s leaders, aptly stated, “If you want to be at the top of your profession, you must have spent at least 10,000 hours learning it.” This dedication to mastering the craft of real estate investment has been a driving force behind Heri’s enduring success. David Kaniaru, another pivotal figure in Heri’s journey, emphasized the necessity of proper management, noting, “You need to recruit the best,” and highlighting the importance of assembling a team that shares the company’s vision and commitment to excellence.
- The importance of navigating family dynamics in business. Managing the transition of leadership from one generation to the next in a family-owned business often presents challenges. At Heri, the first step in overcoming these hurdles was securing the full support of the founders’ parents, coupled with a strong capacity for networking and social intelligence. Building and maintaining relationships—both within the family and with external stakeholders—proved crucial in navigating the complexities of the takeover.
To involve the next generation in the business, Heri’s approach was to start early. By introducing their children to the company at a young age, they fostered curiosity and interest in the family business. They wisely chose not to take on the role of teachers themselves, instead bringing in professionals to mentor and train the younger generation, understanding that they would be more receptive to learning from external experts.
- Vision, collaboration and effective leadership are critical pillars for sustainable growth. Heri Homes’ evolution from a small residential venture to a real estate leader is a compelling example of how vision, collaboration, and effective leadership can drive sustained growth. The company’s ability to adapt and innovate while preserving its core values has positioned it as a cornerstone in the real estate investment landscape. As Heri continues to evolve, it remains a shining example of how family-owned businesses can thrive across generations, provided they maintain a clear vision, strong leadership, and a commitment to excellence.
The legacy of Heri Homes is not only reflected in its impressive portfolio of properties but also in the enduring values and principles that have guided its growth over the past five decades.
